Can I work with Pekoe.ca remotely if I am not near Kitchener-Waterloo or Canmore?
Pekoe.ca operates fully digitally. All applications, document submission, lender communication, and mortgage instructions happen online and by phone. There is no requirement to visit an office at any point in the process. Most clients complete their full mortgage from their kitchen table.
Do Ontario mortgage rules apply differently in different cities?
The core rules — stress test, CMHC insurance thresholds, amortisation limits, and FSRA licensing requirements — apply uniformly across Ontario. What is the difference between Alberta and Ontario mortgage rules?
Federal mortgage rules (stress test, CMHC insurance, amortisation limits) apply identically in both provinces. The primary difference is the land transfer tax: Ontario charges a provincial LTT on all purchases, while Alberta does not have a provincial land transfer tax. Alberta buyers pay a small land titles transfer fee instead, which is substantially lower. This difference can save Alberta buyers thousands of dollars compared to purchasing in Ontario at equivalent prices.
